The low level of housing inventory has so many buyers frustrated across Middle Tennessee. Sellers are receiving multiple purchase agreements and in most cases, accepting highest and best offer, resulting in buyers paying thousands above list price regardless of appraisal.
Last week we had a buyer’s agent submit an offer on a listing. The offer was $6,000 above list price with no appraisal contingency. There were a total of 17 offers submitted on this property and unfortunately our agent’s offer did not get accepted. Buyers are finding themselves in the do-loop of a sellers market.
There is a remedy to the madness and we’ve been helping buyers escape the sellers market do-loop! Daily we receive inquiries about our custom build process. Many people don’t know we can practically modify any plan to fit their needs. And although we have lots available in multiple areas throughout Rutherford County, we are not restricted to building on our own lots/land. Often, buyers come in with their own land or there is land we purchase as part of the construction process.
