Our Building Process

A Step-By-Step Guide to Building Your Dream Home in Middle Tennessee

At Michael’s Homes, we want to make the home-building process as easy as possible for you. For this reason, we’ve created a step-by-step process to ensure a hassle-free experience every step of the way. From the first consultation meeting to receiving the keys to your newly constructed semi-custom home, our team is here for everything you need to start living a life of luxury.

Step 1: Introductory Meeting

During the first phase of your consultation, you’ll meet with our new construction representative to discuss everything you want and need within your semi-custom home. This will include floor plan selection, must-have features, and more.

Step 2: Contact Signing

Once you have discussed your wish list with our team, our estimating department will assess all the features and modifications—providing you with an accurate price point and building time frame. We’ll include the information in a formal contract that will then need to be reviewed and signed.

Step 3: Planning

Here’s where the fun starts: the planning stage! Typically, starting 30 days after the binding contract is signed, our residential CAD designer will meet with you to discuss any modifications or unique features your semi-custom home will have. This ensures the blueprints are correct and there aren’t any miscommunications once the construction begins.

Step 4: Pre-Construction

The pre-construction phase is designed to guarantee all permitting and lot preparations are sorted out before breaking ground. During this part of the building process, you’ll also meet with the builder on the property to visually survey and envision your future home on the land.

Step 5: Construction

Once we’ve broken ground, you’ll be prompted to schedule your meeting with our selections department. This is where you can make your house a home and put your personal touches on every square inch of the residence.

Additionally, you’ll have a series of walk-throughs scheduled with your builder to see for yourself the progress being made on your semi-custom home. These walk-throughs include:

  • Framing (electrical, plumbing, door swings, etc.)
  • Concrete (locations for patios, sidewalks, and parking)
  • New home orientation (a preview of your completed home, where the builder will address any concerns and help acclimate you to your new home)

Step 6: Time to Move In

The only thing left to do now is pack up your belongings, receive your keys, and move into your beautifully executed semi-custom home. Welcome to the next stage of your life—we’re so thankful you chose Michael’s Homes to guide you through this process.

We offer over 32 different floor plans, which can be viewed on our “floor plans” tab. These plans can be built as-is or customized to better suit your unique needs. If you have a custom plan in mind, our in-house architectural designer is at your service, ready to collaborate with you to bring your vision to life.

When building a semi-custom home with Michael’s Homes, we make the financing process simple by connecting you with our group of preferred lenders, whom we highly recommend. Understanding that each family’s financial situation is unique, these lenders offer a variety of financial solutions tailored to your needs.

Typically, at the time of contract, earnest money (a percentage of the purchase price) is requested. This initial step solidifies the agreement and shows the commitment to move forward with the home-building process.
