Discovery Meeting
Our initial meeting is a no pressure one. We will meet with you on your property or our office to understand what challenges may exist before we get too far in the process. Understanding, soils, utilities, road permits, and terrain helps with understanding cost to get the site build ready. This initial connection allows us to get ahead of potential challenges, if any.
Initial Price Out
Once we understand your land situation we meet at the office to go over floor plans. Once we understand your needs, we are able to identify a floor plan within our system that may meet those needs. We redline the plan with changes the customer would like to make. It typically takes us 1 week to price out the cost to build the home which includes land prep and building the home.
Signing The Contract
Once we have agreed to terms we formalize a contract that will list out all your selections and options. Signing the sales and construction agreement secures your project’s pricing. Michael’s Homes carries the construction loan and requires a deposit of 3 – 5% of the sales price as earnest money. If we are buying the lot in conjunction with building the home, the earnest money amount is 10 -15%. Buyer’s will get credit for their earnest money at closing. Depending on the floor plan, the build time can take 7 – 10 months.
Pre Construction Walk Through
Approximately 30 days after the contract has been signed. Our team will meet with you on site to do a pre-construction walk through. During this walk through we will show you where the house will be built, and address any questions or concerns.
Exterior and Interior Selections
Approximately 45 days after you have signed the contract buyers will meet with our designer to go over external selections and will also provide you with instructions and where to go for your interior selections. Often, customers will bring a digital mood board with them and the designer does an excellent job making the selection process simple based on the mood board.
Construction Process
There are over 45 trades that will work on your home. Every customer gets access to mobile app that allows them to track the progress of their build. Once the home has been framed you will do a framing walk through with the builder. During the walk through the builder will mark locations for light switches, door swings, and address any other items or questions you may have.
